High Housing Prices Burden Foreign Residents in Germany

(MENAFN) A recent investigation conducted by the Federal Statistical Office (Destatis) highlights a notable discrepancy in rental costs between foreign residents and German nationals.

The report, published on Wednesday, indicates that individuals without German citizenship experience substantially elevated housing expenses.

As detailed in the findings, the typical net rent for non-German tenants amounts to EURO7.75 (USD8.79) per square meter.

In contrast, German nationals pay a lower average of EURO7.08 (USD8.03) for the same unit of space—reflecting a rent gap of approximately 9.5 percent.

This rent inequality remains constant regardless of how long someone has lived in their home.

Foreign tenants residing at the same location for two decades or more are still charged about 9.1 percent more per square meter than their German counterparts with a similar length of tenancy.

One explanation for this imbalance, according to the study, may lie in the differences in apartment dimensions.

Non-German residents are generally housed in more compact living spaces, averaging 85.7 square meters (922 square feet), while German residents enjoy larger homes, with an average of 109.6 square meters (1,180 square feet).

Smaller dwellings often come with higher per-square-meter rental costs than more spacious ones.

Furthermore, the analysis uncovered considerable differences in homeownership rates between the two groups.

Just 22 percent of foreign residents own their homes, compared to 54 percent of German citizens, underscoring a significant divide in property ownership and long-term housing stability.
